WUOA Board Meeting Via Conference Call Monday, December 6, 2010 3:00 PM Present: Board Members David Smith Laurie Pate Michaux Merhout Dwayne Porter David Smith, president, called the meeting to order at 3:08 PM, and a quorum was established. Approval of Minutes The minutes from the November 8 meeting were unanimously approved. Policy for Delinquent HOA Dues Discussion: Discussion concerning the particular items to be included in the policy took place. Motion: Made by David Implement the policy as previously presented and change later, if necessary. Vote: Yes Unanimous End-of-Year Budget Reconciliation There was a discussion concerning inclusion of depreciation in the report to be sent to the owners. Motion: Made by David Accept Budget vs. Actual as presented at November 8 meeting; send to owners Vote: Yes Unanimous Further Discussion: Depreciation issues will be handled this winter. An accountant will help Judy with the taxes. She will find an auditor for the Association. Miscellaneous After a discussion about a couple of possibilities for supervising the lodge, it was decided to continue with the plan already approved by the Board (using a temporary service). It was decided to let Sheila Norman have the old cell phone she used earlier, since the Board is not planning to have a cell phone line. The Property Manager is collecting the rent for the storage rooms and is negotiating with a company to put some games upstairs and possibly some refreshment machines. Defining Roles There was a discussion concerning the need to define the roles of Board Members and the Property Manger.
