ประชุมนักวิเคราะห์ และปรับเพิ่มคาแนะนา lmpact มีแผนเปิ ดโรงแรมใหม่ อกี เพียบจนถึงปี 2563 การที่บริ ษทั เพิ่มจานวนโรงแรมใหม่ในกลุ่มที่มี margin สูงอย่างต่อเนื่ องทาให้ ERW ได้อานิสงส์เต็มๆ จากจานวนนักท่องเที่ยวต่างชาติที่เพิ่มขึ้น โดยในปี ที่แล้ว บริ ษทั เปิ ดโรงแรม Hop-Inn เพิ่มขึ้น 11 แห่ ง (10 แห่งในประเทศไทย และอีกหนึ่งแห่ งในประเทศฟิ ลิปปิ นส์) และในปี นี้ ต้ งั เป้ าจะเปิ ดเพิ่มอีก 9 โรงแรม (โรงแรมระดับกลางในประเทศไทย 1 แห่ ง, โรงแรมราคาประหยัดในประเทศไทย 1 แห่ ง, Hop-Inn ในไทย 4 แห่ ง และ Hop-Innในฟิ ลิปปิ นส์ 3 แห่ ง)และก็ยงั มีแผนจะเปิ ดโรงแรมระดับกลางอีก สองแห่งในฟิ ลิปปิ นส์ในปี 2563 การเปิ ดโรงแรมเพิ่มในกลุ่มราคาประหยัด เป็ นกลุ่มที่เหมาะสมที่สุด ทิศทางนักท่องเที่ยวต่างชาติที่ตอ้ งการห้องพักราคาถูก และยังเปิ ดโอกาสให้ ERW สามารถจับกลุ่ม นักท่องเที่ยวชาวไทยซึ่ งจะช่วยสร้ างการเติบโตอย่างต่อเนื่ องด้วย ดังจะเห็นได้จากสัดส่ วนนักท่องเที่ยว ชาวไทยที่มาใช้บริ การเพิ่มขึ้นเป็ น 17% ของจานวนผูเ้ ข้าพักทั้งหมด (จาก 12% เมื่อ 2 ปี ก่อน) โรงแรมในฟิ ลิปปิ นส์ มีผลการดาเนินงานดี และมี upside ในระยะยาว ERW ขยายกิจการไปเปิ ดโรงแรม “Hop-Inn” ในฟิ ลิปปิ นส์เมื่อสองปี ก่อน โดยเปิ ดโรงแรมแห่ งแรกในปี 2559 และแห่ งที่สองในปี 2560 โดยมีจานวนห้องพักรวม 312ห้อง และมี occupancy rate รวมประมาณ 73% ในขณะที่Revpar โตในระดับเลขสองหลัก และถึงจุดคุม้ ทุนในระดับ EBIT ได้ภายในปี แรกที่เปิ ด ดาเนินการ และเพื่อรักษาโมเมนตั้มการเติบโต ERW จึงมีแผนจะเปิ ดโรงแรม Hop-Inn เพิ่มอีกสามแห่ ง ในปี นี้ และโรงแรมระดับกลางอีก 2 แห่งในปี 2563 Margin ดีขนึ้ EBITDA marginของ ERW ขยับเพิ่มขึ้นประมาณ 2% ในปี 2560 และคาดว่าจะดีข้ ึนต่อเนื่ องจาก 1) อัตราค่าห้องพักของโรงแรม JW Marriott ที่เพิ่มขึ้นประมาณ 10% หลังการปรับปรุ งโรงแรม (รายได้จาก JW Marriott คิดเป็ นสัดส่ วน 15% ของรายได้รวม) 2.) สัดส่ วนรายได้จากโรงแรมที่มี margin สู งอย่าง Hop-Inn เพิ่มขึ้น ซึ่ งตามปกติแล้วโรงแรมกลุ่มนี้ จะมี EBITDA margin ประมาณ 45-50% (รายได้ของ Hop-Innคิดเป็ นสัดส่ วนประมาณ 5% ของรายได้รวม และ EBITDA คิดเป็ นสัดส่ วนประมาณ 6.5% ของ EBITDA รวม) และเนื่ องจากโรงแรมที่เปิ ดใหม่ทุกแห่ งในปี 2560 เป็ นโรงแรม Hop-Inn ทั้งหมด ดังนั้น occupancy และอัตราค่าห้องพักที่เพิ่มขึ้นในปี ที่สองที่เปิ ดดาเนเนการก็ช่วยช่วยให้ margin ของ ERW ขยับสู งขึ้นในปี 2561 โดยเราใช้สมมติฐานว่า EBITDA margin จะเพิ่มขึ้น 30bps ในปี 2561 และ ทรงตัว ในปี 2562 ปรับเพิม่ ประมาณการกาไรปี 2561/62 ขึน้ อีกปี ละ 5% และปรับราคาเป้าหมายเพิม่ เป็ น 9.70 บาท เนื่องจาก margin ดีเกินคาดใน 4Q60 เราจึงปรับเพิ่มสมมติฐาน EBITDA margin ปี 2561/62 ขึ้นอีก ประมาณ 30bps แต่ยงั คงสมมติฐานอัตราการเติบโตของRevparไว้ที่ 5% (เท่ากับเมื่อปี 2560) และคง สัดส่ วน SG&A/ยอดขายไว้ที่ 26% เนื่ องจากค่าใช้จ่ายเพื่อการขยายกิ จการเพิ่มขึ้น เราได้re-rate EV/EBITDA เหมาะสมเป็ น 15.5x (จากเดิมที่ 14.5x previously) และทาให้ได้ราคาเป้ าหมายใหม่ที่ 9.70 บาท (เพิ่มขึ้นจากเดิมที่ 8.50 บาท) Risks ค่าใช้ จ่ายดาเนินงาน เพิม่ ในการขยายโรงแรม ระดับหนีเ้ พิม่ ทาให้ ค่าใช้ จ่ายดอกเบีย้ เพิม่ ขึน้ Key financials and valuations
