Cross Falls HOA News and Information for Cross Falls Homeowners Lacrosse Headquarters Construction is finishing on the three-story 45,000-square-foot brick facility that will be the headquarters for U.S. Lacrosse. The field, which is to serve as training space for the national team, will have seating for a crowd of 500. The facility will house a training and physical therapy on the bottom floor. In conversations with the facility we understand that there will be very few night games and therefore the field lights may not impact neighbors.

A Note from our HOA President: Well, it appears we have turned the corner with respect to the weather. This brings with it that "overwhelming" urge to improve, touchup, fix or do something new to our houses and lawns. It is also a time when your HOA considers what needs to be done to the common areas with respect to ground improvement and/or general beautification. Improvements under consideration are: • • •

Parking The Cross Falls HOA is comprised of 95 townhomes located within the upper section of Loveton Farms. Overall this section included approximately 230 parking spaces. Parking is not assigned and therefore it is up to the residences, as good neighbors, to be considerate when utilizing the parking areas. If you have more than two cars in your household, then you should consider your neighbors when parking close to your property.

Spring Inspections Within the next few weeks, volunteers of the CFHOA Architectural Committee will complete a visual inspection of all homes in our community as viewed from the front and rear of the house. The purpose of this endeavor is to verify individual homeowner’s compliance with architectural and maintenance standards as established in the Covenants, Conditions and Restrictions (CCR’s). Visual inspection includes (but is not limited to) the following items: • • • • •
Correct color scheme for trim, shutters and doors. Color scheme is compliant with neighbors on either side of the house. Quality and condition of exposed wood/plastic (peeling, flaking, faded) associated with shutters and trim. Use of approved storm doors compliant with color and construction Maintenance issues related to exposed wood and trim; this may include required architectural standards such as such as shutters, gutters, exposed door and roof trim.
For any homeowner that receives notification, you are encouraged to make contact with representatives from the CFHOA to discuss the findings if you have questions or concerns. Our community continues to be a beautiful local to live in northern Baltimore County. Our commitment to maintaining consistent visual standards of home maintenance continues to make our community a very desirable place to call home.
