We encourage you to have all staging and cleaning finished prior to the photography/video appointment. The best results are produced when distractions at the home are limited and we can put our full focus into displaying the home in its best light. We have also created a list of cleaning tips for your sellers which you will find in this packet. You will receive your photos through Dropbox.com the morning following the photography appointment. We will send over a helpful instructional video to help you get acquainted with Dropbox & their free services. Property videos take slightly longer to process and will be delivered within 48 hours of the video appointment. Same day photo delivery is also available for an additional fee. We can also forward the photos to your office assistant for upload to MLS if you provide us their email address. Property videos will be delivered in formats for use on any platform. Please try and schedule as far in advance as possible, it is best to schedule about a week in advance to ensure convenient timing for you and your sellers. It is imperative to provide your sellers with sufficient time to prepare their home to be photographed. Please read and consider each of the following things before scheduling your photo/video appointment so that we can be sure that your listing photos and property video appointment goes smoothly and produces the best results!

1. Desired On Market Date: It is in your and your sellers' best interest to have the photos and video ready to upload as soon as your listing goes on the market in order to maximize the reach to potential buyers. Your listing photos will be delivered online by 9am morning after our appointment. Same day photo delivery is available for an additional fee, but we do not recommend putting the listing on the market on the same day the photos are taken, if possible. Due to longer file transfer and conversion times, same day property video processing is not available. Videos will be completed within 48 hours of the video appointment, unless specified otherwise.

2. Weather Forecast: The weather forecast is constantly changing and almost never correct, but please check the forecast ahead of time and give us as much notice as possible if you or your sellers will want to reschedule due to bad weather. You can find a local 10 day forecast at www.Weather.com

3. Which Direction Does the Home Face: - North - Morning is best for North facing homes because the front of the home is covered in shadows most of the day. - South - The front exterior should have good sunlight for most of the day if the home faces South. - East - East facing homes are better in the morning or early afternoon while the sun is on the front side of the home. - West - West facing homes are better in the early afternoon once the sun reaches the front side of the home.

5. Contractor Schedules / Delays: A contractor's schedule can get delayed or backed up for any number of reasons. Please confirm that all work is completed before scheduling your photo appointment. We recommend using a cleaning service after the work is completed as well to remove dust, clean windows and glass surfaces, remove footprints, etc.

6. Gardener / Exterior Cleaning Schedules: Talk to your seller and find out if there is a regularly scheduled gardener, yard service, or pool cleaning service. If so, find out what day and time they normally come and how long it takes them at the home. We will want to try and schedule photos shortly after they have done their work if possible.

7. Housekeeper / Staging Schedules: If you are having the home professionally staged or cleaned, please make sure that you find out when they will be finished at the home. Sometimes staging a home can take multiple days, so it is usually not a good idea to schedule the staging and photography for the same day.

How do I schedule an appointment for photos or video?

How many photos will I receive?

The best way to schedule is to email [email protected] as far in advance as possible to ensure convenient appointment timing for you and your sellers.

The number of photos you will receive depends on the size and condition of the home. The average home produces between 20-40 photos.

What can I do to prepare the home for the photo appointment?

How far will you travel?

We will travel anywhere in the world to photograph your property. A mileage fee is applied to homes that are more than 25 miles from Downtown Sacramento.

How long will the appointment take?

Can you upload the photos to MLS for me?

On average, it will take about 1 hour per 1,000 sq ft to photograph a home.

We can email the MLS sized photos to your office assistant for upload if you provide us with their email address.

When/How will I receive my photos? Your photos will be delivered digitally through Dropbox.com first thing in the morning following your photo appointment. Same day delivery is also available for an additional fee. Two sets of photos will be delivered, one for high quality printing and a second set sized specifically for upload to MLS.

What if I need to cancel/reschedule the appointment? If you need to cancel the appointment for any reason, please email [email protected] with as much notice as possible. There is a cancellation fee if the appointment is cancelled or rescheduled on the same day of the appointment.

What is the best time of day for photos?

We are still able to take photos of the home and produce very good results in light rain. Interior photos are largely unaffected by poor weather, but exteriors will obviously turn out a little darker than usual. We ask that you please monitor weather forecasts and notify us as soon as possible if you would like to reschedule due to rain.

Do you offer aerial photography? Yes, but please get up to date on the latest FAA regulations and your company's policy on utilizing aerial photography in your marketing.

Can you shoot the home at sunset? Twilight exterior photos are available, but we believe that the best interior photos are produced in morning or early afternoon daylight.

Is it ok to schedule other contractors and services at the same time as the photo appointment? It is best to have all other work (contractors, staging, cleaning, etc) finished prior to the photography appointment. We try and show as much of the home as possible in the photos to fully capture its essence, and this is much harder to accomplish when we have to work around other contractors in and around the home.

Is it ok for the sellers to be home while the photos are taken? Your sellers may be home during the appointment, but it is best to keep all children and pets in their room and out of the way while the photos are being taken.

Does someone need to be home for the appointment? We can use a contractors lockbox to access the home for photos as long as the home owner approves. We will be sure to lock all doors and windows, turn off the lights and close the blinds when we are finished.

Can you use the MLS lockbox to access the home? Unfortunately we do not have access to the standard blue MLS lockbox.

Do you take photos inside of closets? We do not normally photograph the inside of closets. We prefer not to photograph your sellers personal items, and closets normally don't make for great photos.

Is it ok if the home is completely empty? We encourage you to consider using a home stager when the home is vacant, but we can definitely produce great photos of a home that is completely empty.

Who owns the photo/video copyright? SACREP and/or the photographer maintain copyright ownership of all materials. Our clients are free to use the photos/video for any personal marketing purposes. Photos/video may not be used by any other party without SACREP consent.

My stager has a photographer already, what should I do? Many stagers partner with an up and coming local photographer so that they can offer a complete marketing package. They often choose these photographers based on their cheap prices to keep the cost down for themselves. It is in your and your seller's best interest to decline the use of your stager's photographer and hire SACREP to ensure only the best quality marketing for your listing.

My "friend/family member" has a nice camera and offered to shoot my home for free... Why should I still pay for photos? Real Estate photography is a very specialized field, requiring the proper lighting equipment and experience to know how to display each home at its best. While it is a nice gesture of your friend, it is in your best interest to have the highest quality photography of the home to ensure the most activity from potential buyers
