RENTAL APPLICATION INSTRUCTIONS

**Please read carefully. Make sure to sign and return this page with your application or it may not be considered.** 1. Application must be filled out entirely. Incomplete applications will not be considered. 2. Driver's License and Social Security numbers are necessary in order to do a full background check. 3. Two months’ of bank statements (all pages) must be provided. We need to see that you have move in funds available and sufficient reserves to cover other expenses. 4. Your verified income must be at least 3 times the monthly rent. An exception may be made with 2.5 times the monthly rent depending on credit and rental history. Income documentation must be provided. (Either last two months of paystubs, employment contract or offer letter if new on the job, Schedule C if self-employed, SSI, SSA, TANF Child Support or other as applicable.) 5. Your security deposit may be increased or your application may be denied for any of the following: a.

Poor credit, or little or no credit history

b.

Job/Income — Less than one year of continuous full-time employment, insufficient income or unverified income

c.

Rental history — poor history or no history (no landlord references, bad reviews, prior eviction, late payments or skipping last month's rent, property left in poor condition, etc.)

d.

Criminal record or drug use — any criminal conviction or use of illegal substances may be grounds for denial.

e.

Poor financial history — bankruptcy, collections, judgments, chargeoffs, unpaid child support

f.

Any incomplete or inaccurate information provided, or lack of documentation

6. Don't waste our time and your $35 — if any of the items above apply to you, you must include a separate written explanation with your application. If we discover something you haven't already told us about, your application will likely be denied, so it’s best to tell us up front. If you don’t know your credit history, you can access one for free at annualcreditreport.com or creditkarma.com. 7. If an owner allows pets, a minimum additional deposit of $500 per pet will be required. Not all pets are allowed, and some properties allow no pets at all. Please verify your pet prior to application. 8. Your security deposit and first month's rent must be paid within 48 hours of application approval, in the form of a cashier's check or money order. NO EXCEPTIONS. 9. Each occupant age 18 or older must fill out a separate application, pay a separate application fee, and sign all contracts and addenda prior to releasing keys and before move-in. NO EXCEPTIONS. 10. THE $35 APPLICATION FEE IS PER APPLICANT, AND IS NON-REFUNDABLE. Look for an email from [email protected] to verify your identity and authorize the background and credit report. Your credit score will NOT be affected. The report isn’t generated until you complete this process, so make sure to look for it and complete it ASAP! If you haven’t received the email invite within 24 hours of applying, please contact us to follow up.
