FACILITY DIRECTOR DEPARTMENT: District REPORTS TO: Building Principals, District Office, Superintendent WORK DAYS: 260 days per year SALARY: Base: $22.09; Years of Experience will be negotiated NON-UNION Summary: A Facility Director fosters and enhances an effective learning environment by helping to maintain cleanliness and order to facilities where students and community learn, work and play; and helps to establish community and staff networks by being a positive and viable staff member of the Oroville School District. A successful candidate for this position is one who can foster commitment and pride for the care of our facilities, and supervises, directors and supports others to ensure this care. A successful candidate for this position is one whose performance will emulate The Pride of the Valley. This position requires a thorough, self-starter with a driven work ethic to perform tasks well and to completion. This employee will ensure all facilities and grounds are safe and functioning at the highest possible level of excellence for educational and community use at all times. Essential Duties and Responsibilities: 1. Perform maintenance on all district facilities and grounds. 2. Lead, organize, manage, and supervise all maintenance, custodial and grounds keeping operations of the district in compliance with all applicable federal, state, and local laws and regulations, and School Board policies and procedures. 3. Work with the superintendent, principals, and other supervisors to respond and remedy as quickly as possible unscheduled repairs and breakdowns. 4. Implement an ongoing preventative maintenance schedule to maximize the useful life of public resources. 5. Implement custodial and maintenance standards consistent throughout the District to maximize efficiency, quality, and equity. 6. Prepare and submit all facility and maintenance related District, State, and Federal reports. 7. Perform duties, as well as recruit, train, and retain employees, at a skill level necessary to do repairs and improvements related to water, sewer, irrigation, plumbing, electrical, HVAC, irrigation, turf care, Asbestos, locks, security cameras, landscaping, turf care, and event setup. 8. Create a strong strategy with a clear vision for the custodial staff, with emphasis on a positive and efficient work environment. Must be committed to developing positive attitudes and excellent customer service amongst custodians. 9. Train and maintain a knowledgeable substitute custodial staff, including recruiting quality candidates. 10. Train custodians in the use of equipment, including chemicals and solutions used in cleaning and cleaning methods and techniques; provide training and inspect labeling of containers to assure compliance with applicable regulations and requirements. Develop and track individual training records. 11. Manage annual allocation of employees and maintenance and custodial funds to maximize public resources and ensure staffing and expenditures are always within budget allocations. 12. Implement a schedule that provides 24/7 coverage in the instance of an unforeseen emergency and necessary coverage during weekends and when school is not in session.

13. Implement an inventory system for equipment and supplies that ensures security, avoids waste, and plans for the schedule replacement of necessary items. 14. Participate in long-range district facility planning. (i.e. assist in securing revenue streams for construction, attend community venues to bolster support for facility planning). 15. Lead and assist in the management of both minor and major bid type construction projects. 16. Develop and perform an effective summer and non-school day program of specialized cleaning and repairs. 17. Recommend and prepare the necessary documents for employment, discipline, or dismissal of all maintenance and custodial personnel to the human resources director. Consult with principals for input on personnel activities involving building custodians. 18. Develop and supervise work and vacation schedules for all custodial and maintenance personnel, including substitutes. 19. Prepare and maintain a variety of records and reports related to assigned function; review and authorize time records and overtime. 20. Establish and implement a program of safety, accident prevention, and health maintenance for all employees, including safe and proper use of equipment, vehicles and materials, identification and prevention of hazards, air quality controls, and prevention of accidents and injuries. 21. Analyze all accidents and regularly search for patterns in injury reports in order to establish corrective procedures to reduce the potential for future accidents or hazards. 22. Organize and prepare required safety committee meetings. 23. Work cooperatively with community and state agencies, including police, fire, emergency, and health departments to ensure that high standards of health, sanitation, and safety are maintained throughout all of the district’s facilities and grounds. 24. Perform and train staff to provide a regular program to promote cleanliness, efficiency, effective procedures, communication skills, work attitudes, and ethics. 25. Provide and monitor a daily, weekly, monthly, and annual system of regular building, equipment, and grounds inspections to meet all federal, state and local requirements and District standards for cleanliness, attractiveness, organization and safety. 26. Maintain historical and current drawings and engineering records describing district facilities, equipment, and grounds. 27. Work cooperative with the athletic director and principals in the preparation of playing fields and facilities for athletics and school activities. 28. Supervise and assist removal of snow and ice so that safe conditions exist and schools can be opened in a timely manner. 29. Develop, implement, and monitor an energy conservation program, making recommendations for efficiency and reduction in the costs of operating the facilities. 30. Provide and maintain an efficient and effective waste disposal system with maximum provisions for recycling of all waste permitted by local and state regulations. 31. Attend required meetings and serve as assigned on committees. 32. Understand and communicate current developments in the repair, maintenance, and custodial areas through reading, participation in appropriate meetings, workshops, conferences, and involvement in professional organizations. 33. Organize and facilitate custodian/maintenance meetings on a regular basis. 34. Display the highest ethical and professional behavior in working with students, parents, school personnel, and outside agencies associated with the school. Serve as a role model for students and staff in demonstrating positive attitudes, appropriate attire and grooming, and an effective work ethic. 35. Maintain confidentiality to protect student and employee records and information. 36. Performs additional related duties assigned by the Superintendent and/or designee. Knowledge of efficient custodial practices, which includes care and use of equipment; cleaning, minor maintenance and care of grounds. Ability to work independently with a high degree of efficiency and attention to detail; must be a selfstarter. Must be able to work well with children. Knowledge of the principles of heating, ventilation, sanitation and care of school buildings. Knowledge of inventorying, ordering and storing all types of supplies. Knowledge of floor refinishing and carpet care. Ability to use a computer to complete work requests and other work related functions. Ability to establish and maintain working relationships that foster efficiently and productivity and promotes cooperation with administrators, fellow employees, students, faculty and the public. Must maintain neat, clean personal appearance. Significant fine finger dexterity required. F. Generally this job requires 25% sitting, 50% walking, and 25% standing G. This job is performed under some temperature extremes and some hazardous conditions H. Hours of work are generally 40 during the M – F workweek from 7:00 AM – 3:30 PM. However, as an exempt supervisory position, this person is on-call 24/7 and is to adjust hours as needed unless he or she is on vacation and has transferred supervisory responsibilities to a designee.

Qualification Requirements: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Industry certification in facility management/business (or related field), journeyman level trade certification, or equivalent training and preparation may be considered. 2. Five (5) years of successful experience in facilities maintenance, construction and/or property management, with a minimum of three (3) years in a supervisory capacity. 3. Valid Washington State Driver’s License 4. Knowledge of tools, materials and methods used in the maintenance, repair and improvement of buildings, related facilities, equipment and grounds 5. Knowledge of building and safety codes and regulations 6. Knowledge of principles and practices in planning, budgeting and administering a work program 7. Knowledge of principles and practices of supervision 8. Demonstrated ability to select, train and evaluate personnel. 9. Demonstrated skills in appropriate software applications (i.e. MS Word, MS Excel), and ability to learn new software/hardware as needed. Experience in maintenance related software desired. 10. Demonstrated written and verbal communication skills 11. Demonstrated customer service skills (both over the phone and in person) 12. Demonstrated communicator and team player 13. Demonstrated acceptance of diverse cultures and citizen, employee, and student differences 14. Willingness to learn and build upon knowledge base 15. Ability to develop and maintain positive working relationships with district administrators, staff, parents, and community.
