(for review and preliminary approval), and Traffic Impact Study if required. 3. Staff field inspections 4. Technical Review Committee meeting 5. Comments/Corrections sent to Engineer/Surveyor 6. Health Board Review (3rd Wednesday) 7. Submit revised plats 8. Planning Commission Workshop 9. Planning Commission Meeting (Health Dept. preliminary approval required prior to this hearing) a. denial - return to Step 2 b. postponement c. approval (w/conditions) - continue to Step 10 10. File Construction Plans[2] for Planning Commission Engineer review 11. Final review and approval by Health Board 12. Installation of erosion control measures 13. Begin construction and grading[3] 14. File bond/letter of credit for final course of asphalt and drainage (and landscaping, if required) 15. File Final Plat[4] (1 mylar and 8 prints) 16. Staff review and certification for recording 17. File record plat with Scott County Clerk's Office 18. Return 1 mylar and 8 paper copies to Planning Commission office; 1 paper to be distributed by Planning Commission to Building Official's Office NOTE: Amendments to the Final Subdivision Plat will be reviewed on an individual basis. Based on the degree of amendment/revision, a revised Preliminary Subdivision Plat may be required for review and approval by the full Planning Commission (must be submitted by the application deadline). Final Subdivision Plats that require full Planning Commission review must be submitted by the application deadline. 1. by standard deadline; this includes all preliminary subdivision plats and resubmittals. 2. includes required Erosion Control and Grading Plans. A Traffic Impact Study is required at filing deadline for more than 30 cluster lots. 3. Road construction must be inspected by the Planning Commission Engineer/ City Engineer at all stages (i.e., gravel, curb, sub-base, and binder) for compliance with City regulations. Failure to comply with this may result in the roads not being accepted by the City. 4. Final Plat does not require full Planning Commission approval unless requested at the time of Preliminary Plat approval.
